We work with homeowners considering an off-market sale, particularly where a property needs work or the usual route feels complicated.

Two possible buying routes.

A direct purchase

We assess whether the property suits our buying criteria. If it does, we may offer to buy it ourselves. Any offer is subject to assessment, agreement and legal checks.

An investor introduction

If we are not going to buy the property, we can discuss introducing it to suitable investors. We explain this route and ask for your permission before sharing your contact details. An introduction does not guarantee an offer or a sale.

Be clear about the price tradeoff.

We look for properties at a discount that reflects their condition, repair costs and investment potential. Offers can be below open-market value. Compare the alternatives if achieving the highest possible price is your priority.

Before you accept an offer.

  • Confirm who the buyer is and how the purchase will be funded.
  • Ask for the price, costs, conditions and proposed timing in writing.
  • Understand any introduction arrangements and fees that apply.
  • Use your own solicitor and seek independent advice.
  • Compare an estate agent or auction sale where appropriate.
